Formula

Price per sq ft = Property Price ÷ Total Square Footage

Price per sq m = Price per sq ft × 10.7639

How it works

This calculator divides the total property price by the gross square footage to produce a normalized cost metric, then converts that figure to square meters using the fixed factor of 10.7639 sq ft per sq m.

Price per square foot is widely used by buyers, appraisers, and agents to compare properties of different sizes on equal terms. It assumes the quoted square footage is accurate and does not adjust for lot size, condition, or location within the building.

Frequently asked questions

What does price per square foot tell you?
It normalizes property prices by size so you can compare value across different homes. A $400,000 home at $200/sq ft is a better size value than one at $250/sq ft in the same area.
Should I include the garage in square footage?
Typically no. Standard practice is to use heated/cooled living area. Garages, unfinished basements, and porches are usually excluded from the official square footage number.
